The minutes of the meeting will be posted soon on the POA website once reviewed and approved by the board.&lt;br /&gt;I have resigned as President of Property Owners Association of Sunset Bay, Inc. but will remain on the board as "Director at Large". I have served as President of the POA Board of Directors for three years now and it is time for someone else to step up and guide the POA of Sunset Bay and its community to be great place to live. We have accomplished a lot of positive things in growing as a self managed POA despite a stagnant economy and look forward to good things to happen soon to jump start some new home construction within the Sunset Bay community.&lt;br /&gt;Vice-President Debbie Otiz will be stepping up to President of the Board who is quite capable. Also Dave Kasprazak has resigned fro the board and we have Tim Raub joining the board now as Vice-President. Tim is an practicing attorney in Corpus Christi and we welcome him to the board. We want to thank Dave for his time and input while serving on the board this past year. Please make every effort to attend this annual meeting of Sunset Bay members to be involved in the community.&lt;br /&gt;In order to conduct business at the Association meeting, a quorum of 10% of eligible members must be reached in person or by proxy.&lt;br /&gt;We now have running water to the community fishing pier entrance and fish cleaning station. Also two 8 ft benches have been installed at the T-head so members will be able to sit while fishing or just enjoying the evening sunset's. Two 400 watt green fishing lights are in service at the T-head for fishing at night also. Also we have just completed applying decking preservative to the walkway / T-head decking and handrails on the pier to protect and extend the longevity of the pier being it is the primary asset and amenity we currently have in the common area.&lt;br /&gt;There are some members that are still delinquent on the 2011 POA assessments and you must be current to be eligible to vote at the annual members meeting and to be able to access the fishing pier in the common area. The pier security gate code will not be given out unless you are current on the 2011 POA assessments.&lt;br /&gt;&lt;br /&gt;When entering the common area to access the fishing pier, please DO NOT drive upon or cross the levee into the wetlands area. Park your vehicles in the common area before you get to the levee that leads to the pier entrance. The developer had to re-plant some the native wetland grasses to replace what was killed during the construction phase of the pier and this is still in progress. So if you see the water lines and hoses in the wetlands these are for irrigating the grasses from time to time to get the replants growing. The electrical contractor is about 90% complete complete on installing the lighting and some other additions and should be complete within a week or two. Phil Hanley with ERGIS Environmental assisted in verifying the required utility easement to route electrical power to the pier walkway entrance did not impact any wetlands and forwarded this information to the Corps of Engineers. The trenching and laying of underground electrical conduit for AEP to run wiring was completed in Feb. 2011 by P&amp;amp;D Trucking. AEP came in shortly thereafter, ran wiring and set a power transformer near the entrance of the pier. The electrical contractor than installed a panel, meter can, and AEP came back out and installed the meter and ran power to same.&lt;br /&gt;Nueces Electrical Cooperative (NEC) was selected as the electrical service provider. Resendez Services was approved after reviewing several bids to install wiring and electrical components for lighting on the fishing pier.&lt;br /&gt;The switch panel that operates the fishing lights is located behind the pier security gate and can be accessed after Sunset Bay property owners enter the security gate code and pass thru the security gate. I will be posting additional information regarding the lighting later when it is 100%.&lt;br /&gt;If any Sunset Bay property owners come out to try the lights out and fish, please be sure to turn the light switch off to the 400 watt lights before exiting the pier. If you do not receive an invoice by four weeks from today, please contact a POA board member to verify your mailing address information is correct or if there has been a change with your mailing address.&lt;br /&gt;P &amp;amp; D Trucking and Construction (361-729-8803) completed installing the underground electrical conduit as of yesterday so AEP TX can run the underground electrical wiring and set a transformer to supply electrical power to the fishing pier.&lt;br /&gt;A contractor has been selected and approved after reviewing several bids to install lighting on the pier walkway and two 400 watt fishing lights on the T-head. This work should begin soon as we get some decent weather. Once the lighting project work is completed, we will post additional information regarding operational guidelines for Sunset Bay members. Plan to run water to the fish cleaning station out on the fishing pier is also being worked on.&lt;br /&gt;I must say again Sunset Bay members must be current on their POA maintenance assessment to be allowed access to the fishing pier.&lt;br /&gt;Thanks for your support and we are praying for a better and more prosperous year during 2011 for all. Sunset Bay Community Pier Construction is Complete_11/29/2010</title><content type='html'>Great news...the construction of the Sunset Bay community pier is now complete. The pier construction is of good quality workmanship. materials and was constructed by Curtis Construction ( 361-463-1233 ) from Rockport.&lt;br /&gt;We would like to express thanks to Philip Hanley with ERGIS Environmental who worked to get our pier permit finalized with the Corps Of Engineers and Don Smith representing the developer for overseeing the construction of the pier finally getting started to being completed.&lt;br /&gt;We will be going into the next phase of getting power to the pier entrance, then power and lighting out to the pier tee-head. The POA BOD will be taking bids for the electrical and lighting on the pier. If anyone is interested or knows someone that would like to submit a bid, have them contact Kelly Flanagan (361-550-1683) or one of the board members on the contact page of the POA website.&lt;br /&gt;&lt;br /&gt;There is a security gate installed on the pier and a code must be entered to gain access out to the end of the pier. Construction quality looks good and they are nearing completion. Chris Curtis said they should be finished Monday or Tuesday this coming week upon completing decking the 10' X 30' &amp;nbsp;tee head and sanding the handrails some. Looks like they started setting the pilings on the boardwalk and have reached the water or close to it. Don Smith is currently seeking other bids and should have these bids this week. This includes marking of the boardwalk that will go over the wetlands from the uplands trail and connect to the fishing pier at the water.&lt;br /&gt;The pier contractor, Tidelands Piers and Bulkheads, is finishing up on a big pier project in Galveston and will be moving to our area with in the next two weeks.&lt;br /&gt;Also the Drainage Easement violation off of Sunrise Drive has been corrected while Philip Hanley was on-site with a contractor performing the work needed to correct the drainage easement. The area is now greening up and the pond in the common area is almost full.&lt;br /&gt;&lt;br /&gt;Me and the family got out and were walking around our lot and had the biggest SURPRISE. We found a &lt;a href="http://www.scribd.com/doc/20346662/Texas-Horned-Lizard-TPWD-Packet"&gt;&lt;span style="font-weight: bold; color: rgb(51, 51, 255);"&gt;Texas Horned Lizard&lt;/span&gt;&lt;/a&gt; or what we usually call a "Horny Toad" here in Texas I could not believe it...I have not seen any of these critters since I was a kid in the first grade in Fort Stockton, Texas. Boy...I got pretty excited and told my daughter Tara that I know many adults that have never seen one of these in the wild. I ran and got my camera and took a few pictures of the guy before he ran off into a nearby bush. See the picture at top of this post.&lt;br /&gt;&lt;br /&gt;We also saw a lot more &lt;a style="color: rgb(51, 51, 255); font-weight: bold;" href="http://www.tpwd.state.tx.us/huntwild/wild/species/rabbit/"&gt;jackrabbits&lt;/a&gt; out browsing around. We really enjoy watching them.&lt;br /&gt;&lt;br /&gt;We are making progress on acquiring the community pier permit. The Corps of Engineers have approved the resolution from the developer on correcting the front drainage ditch easement and we are in the process of lining up some contractors to bid out the work on the drainage easement. Once the restoration work is complete on the drainage easement, it is to be inspected by the Corps of Engineers (COE). Once approved the COE will issue a letter of approval for the community pier permit. My name is Joseph David Howard and I am one of the members of the maintenance committee.  I visited the property on Saturday and can report that the irrigation is in working order and the trees at the entrance are rapidly coming back to life.  Next weekend, I will visit the property and compile a list of Real Estate signs and attempt to make contact with the agents to notify them what the deed restrictions say and also what was commented on at the POA annual meeting.
