Sunset Bay Community Notice

The POA has recently sent out delinquent notices to Sunset Bay property owners who are still past due on their 2010 POA maintenance assessment which are to be paid annually and is assessed PER LOT as stated in the Sunset Bay Covenants, Conditions, & Restrictions (CCR's).
Please contact the POA Treasurer Joshua Staley by email Joshua.Staley@padgett-cpa.com or  phone: 830-832-1503 to arrange for payment to get current.
Property owners who are not current with their Sunset Bay POA maintenance assessment (POA Dues) will not be allowed access to the Sunset Bay fishing pier which is now complete. Once the POA Dues is verified current, you will be given the security access code upon request to access to the fishing pier. We want the community pier to be available to everyone so please send in your payment if you are not current.
We are currently reviewing all delinquent accounts now and another notice will be mailed out by middle of January, 2011 on the status of your account and first notice of the 2011 POA maintenance assessment due date.

Yes!!! Sunset Bay Community Pier Construction is Complete_11/29/2010

Great news...the construction of the Sunset Bay community pier is now complete. The pier construction is of good quality workmanship. materials and was constructed by Curtis Construction ( 361-463-1233 ) from Rockport.
We would like to express thanks to Philip Hanley with ERGIS Environmental who worked to get our pier permit finalized with the Corps Of Engineers and Don Smith representing the developer for overseeing the construction of the pier finally getting started to being completed.
We will be going into the next phase of getting power to the pier entrance, then power and lighting out to the pier tee-head. The POA BOD will be taking bids for the electrical and lighting on the pier. If anyone is interested or knows someone that would like to submit a bid, have them contact Kelly Flanagan (361-550-1683) or one of the board members on the contact page of the POA website.

There is a security gate installed on the pier and a code must be entered to gain access out to the end of the pier. This code will be given out only to Sunset Bay property owners and is not to be shared with outsiders.

The pier and common area is considered private property of the Sunset Bay Property Owners Association and will be accessed only by Sunset Bay community property owners and family due to liability reasons.

Sunset Bay Community Pier Update 11/03/2010

Hi All,
Went down to Sunset Bay to check on construction of the community fishing pier being constructed by Curtis Construction out of Rockport, TX. Construction quality looks good and they are nearing completion. Chris Curtis said they should be finished Monday or Tuesday this coming week upon completing decking the 10' X 30'  tee head and sanding the handrails some. I have included a few pictures below.

Sunset Bay Community Pier Construction Update 10/07/2010

Checked on the progress of the community pier this past Thursday and visited with one of the workers. He said they should have the decking down in a week and then another week to install the handrails. The construction quality looks good. I took a few pics to share.

Here is a news article I found interesting on the housing and real estate market. The economy is going to have to see new signs consistent growth and an improvement in unemployment before it turns around.
But it really is a good time to build a home due to the low interest rates if you are patient with the banks who have tightened up considerably on lending requirements.

Annual Members Meeting on August 07, 2010

The POA did meet the Quorum requirements and the Annual Members Meeting did proceed on August 07, 2010. We had Sandra Bailey as guest speaker from Sherwin Alumina Company. She gave a great presentation overview of the company and discussed their operation of the active surface impoundments that contain the "red mud" or bauxite residue. Community Pier Construction Status

I went by Sunset Bay this afternoon to see what has been done by Curtis Construction on the wetlands boardwalk and community pier. Looks like they started setting the pilings on the boardwalk and have reached the water or close to it. See picture below.

Community Fishing Pier Update

I met with the general contractor Curtis Construction President Chris Curtis at Sunset Bay Saturday morning to discuss location placement of a culvert in the common area and verified with him that they would start construction on the Sunset Bay pier Monday 8/09/2010.
They have pilings materials already on-site and looking at two months to completion of pier. We will be monitoring the construction of the pier during construction phase and will report updates on the blog here.

Sunset Bay Fishing Pier Update

The developer representative, Don Smith, has verbally confirmed by phone that they have signed a contract with Curtis Construction out of Rockport, TX and will start construction on the pier August 02, 2010.
I will post additional details on this blog as I receive more information.
This is the best news I have heard all year.

Guest Speaker at the 2010 Annual Members Meeting

We will have a guest speaker attending the annual members meeting from Sherwin Alumina Company who is the environmental assistant to plant Environmental Director Tom Ballou. She will be giving an overview of the company process and explain about the disposal reservoirs across Port Bay from the Sunset Bay properties.
Prepare any questions that you might like to ask regarding this subject so you can get an viable answer and gain some insight on how these disposal ponds function.

2010 Annual Members Meeting

The official notice for the 2010 Sunset Bay Annual Members Meeting has been mailed out to property owners. Please fill out the proxy form and send back in if you are unable to attend for quorum and specific voting purposes. You can send in the BOD Nomination form or turn it in at the day of the meeting at sign in if you are interested in running for a Board of Directors position. Also make sure your association dues or assessments are current for you being able to vote or hold a position on the board.
Please attend this important meeting as we will be electing a new board of directors and want your involvement and participation in the association.

Community Pier Construction Update_6/23/2010

I apologize for being mis-informed but have verified from the developer contact Don Smith that a pier building contractor has not been given the job as of today. Don Smith is currently seeking other bids and should have these bids this week. Don Smith said to "please be patient and they will get things moving soon".
I will be updating everyone with the latest information regarding the Sunset Bay community pier construction on this blog as I become aware of any new information.

Community Pier Update and Drainage Easement Resolution

Philip Hanley with ERGIS Environmental did arrive on-site this past week and has staked out the community pier location within the common area from the HighWaterMark out into the water. This includes marking of the boardwalk that will go over the wetlands from the uplands trail and connect to the fishing pier at the water.
The pier contractor, Tidelands Piers and Bulkheads, is finishing up on a big pier project in Galveston and will be moving to our area with in the next two weeks.
Also the Drainage Easement violation off of Sunrise Drive has been corrected while Philip Hanley was on-site with a contractor performing the work needed to correct the drainage easement. The Corps of Engineers representative came out, inspected, and approved the Drainage Easement after the work was completed and documented by Philip Hanley.

The Annual Members Meeting for the Property Owners Association of Sunset Bay, Inc is scheduled for August 07, 2010, 02:00 pm at the Woman's Club of Aransas County, Inc. in Rockport, TX.
Sunset Bay Members, please check your calendars and reserve this day to come to Rockport to attend this important meeting and have a great time visiting the Rockport area.

Property Improvements Application

Please note the ACC Request and Review form on the documents page of the Sunset Bay website. This document must be filled out and sent in the POA Architectural Control Committee and Sunset Bay board for review and approval for any improvements to your property that is not covered in the New Home Application.
Some examples would be Fencing, Culverts, Mailboxes, Barns where applicable for horses, dirt work or leveling on lot that would change the normal lot elevations, etc.

Community Pier Update...Great News!!!

Philip Hanley with ERGIS Environmental contacted me by phone today and has finally arranged in his busy work schedule to be in Sunset Bay on May 19-20 to stake off the wetlands boundaries in the common area and stake off the location of the community pier as well.
Philip is to meet with the contractor that will be correcting the Drainage Easement violation that runs into the wetlands and the pier builder contractor for the staking out of the pier location before construction can commence. It has been a long time coming.
I will also be on-site meeting with Philip Hanley and the contractors going over the details on the work to be done initially to get things going.

Hooray!!!

Well!!! You gotta see to believe it, Cooper Outdoor Signs is actually removing the big double decker outdoor advertising sign at the Sunrise Dr entrance into Sunset Bay community. I know this is making a lot of people happy to see this thing go.
 I called and spoke with Gordon Cooper, President of Cooper Outdoor Signs and told him the Sunset Bay community appreciated him removing the sign as he had promised and he said he appreciated the courtesy call.

Community Pier Update

Ergis Environmental is to schedule and meet with the pier building contractor sometime around the middle of April weather permitting. They are to stake out the wetlands in the common area and spot the pier starting location at the HWM (High Water Mark)in the wetlands and the walkway that is to connect to the uplands in the common area. We are waiting on confirmation of the meeting date which should be soon.
Once the wetlands are staked out and pier location finalized, construction will be starting on the pier.

Property Owners Notice

The board has approved to move the POA annual dues payment date from January 10 to March 1. The billing statement is being prepared to be mailed out to the property owners by the end of this week with the new billing date.

Update on Community Pier status:
The developer contact has confirmed by email on 1/16/2010 that they have the pier permit and are moving forward with the dock bidding and getting ready to build. I will be posting updates on the website blogger as new information becomes available.
