Hi All
I would like to share that the Sunset Bay Community fishing pier now has electrical power out to the T-head and two 400 watt green fishing lights installed that are functional. The electrical contractor is about 90% complete complete on installing the lighting and some other additions and should be complete within a week or two. Phil Hanley with ERGIS Environmental assisted in verifying the required utility easement to route electrical power to the pier walkway entrance did not impact any wetlands and forwarded this information to the Corps of Engineers. The trenching and laying of underground electrical conduit for AEP to run wiring was completed in Feb. 2011 by P&D Trucking. AEP came in shortly thereafter, ran wiring and set a power transformer near the entrance of the pier. The electrical contractor than installed a panel, meter can, and AEP came back out and installed the meter and ran power to same.
Nueces Electrical Cooperative (NEC) was selected as the electrical service provider. Resendez Services was approved after reviewing several bids to install wiring and electrical components for lighting on the fishing pier.
The switch panel that operates the fishing lights is located behind the pier security gate and can be accessed after Sunset Bay property owners enter the security gate code and pass thru the security gate. I will be posting additional information regarding the lighting later when it is 100%.
If any Sunset Bay property owners come out to try the lights out and fish, please be sure to turn the light switch off to the 400 watt lights before exiting the pier. Contact me, Kelly Flanagan, at 361-550-1683 if anyone has any questions.

Sunset Bay Community News 02-02-2011
Invoices for the 2011 POA maintenance assessment were mailed out today to Sunset Bay property owners. If you do not receive an invoice by four weeks from today, please contact a POA board member to verify your mailing address information is correct or if there has been a change with your mailing address.
P & D Trucking and Construction (361-729-8803) completed installing the underground electrical conduit as of yesterday so AEP TX can run the underground electrical wiring and set a transformer to supply electrical power to the fishing pier.
A contractor has been selected and approved after reviewing several bids to install lighting on the pier walkway and two 400 watt fishing lights on the T-head. This work should begin soon as we get some decent weather. Once the lighting project work is completed, we will post additional information regarding operational guidelines for Sunset Bay members. Plan to run water to the fish cleaning station out on the fishing pier is also being worked on.
I must say again Sunset Bay members must be current on their POA maintenance assessment to be allowed access to the fishing pier.
Thanks for your support and we are praying for a better and more prosperous year during 2011 for all. Sure would like to see some " New Home Construction Applications" start coming in.

Sunset Bay Community Notice
The POA has recently sent out delinquent notices to Sunset Bay property owners who are still past due on their 2010 POA maintenance assessment which are to be paid annually and is assessed PER LOT as stated in the Sunset Bay Covenants, Conditions, & Restrictions (CCR's).
Please contact the POA Treasurer Joshua Staley by email Joshua.Staley@padgett-cpa.com or phone: 830-832-1503 to arrange for payment to get current.
Property owners who are not current with their Sunset Bay POA maintenance assessment (POA Dues) will not be allowed access to the Sunset Bay fishing pier which is now complete. Once the POA Dues is verified current, you will be given the security access code upon request to access to the fishing pier. We want the community pier to be available to everyone so please send in your payment if you are not current.

Yes!!! Sunset Bay Community Pier Construction is Complete_11/29/2010
Great news...the construction of the Sunset Bay community pier is now complete. The pier construction is of good quality workmanship. materials and was constructed by Curtis Construction ( 361-463-1233 ) from Rockport.
We would like to express thanks to Philip Hanley with ERGIS Environmental who worked to get our pier permit finalized with the Corps Of Engineers and Don Smith representing the developer for overseeing the construction of the pier finally getting started to being completed.
We will be going into the next phase of getting power to the pier entrance, then power and lighting out to the pier tee-head. The POA BOD will be taking bids for the electrical and lighting on the pier. If anyone is interested or knows someone that would like to submit a bid, have them contact Kelly Flanagan (361-550-1683) or one of the board members on the contact page of the POA website.
There is a security gate installed on the pier and a code must be entered to gain access out to the end of the pier. This code will be given out only to Sunset Bay property owners and is not to be shared with outsiders.
