Yes, We are still here. I just logged in and noticed it has been awhile since anything has been posted. I wanted to post on the blog that all Sunset Bay property owners should be receiving their 2013 invoices for the annual POA maintenance fees. The annual POA maintenance fee is still $295.00.
Please contact one of the board members if you do receive an invoice within three weeks. This is important as we want to make sure we have your address and contact information current.
Also we need for all POA members to send in an email address to add to your contact information as we want to build an email database to send out notices and updated information to Sunset Bay property owners. This information will be kept strictly confidential in a Sunset Bay database, so please contact one of the board members by email or call with an email address we can use to contact you.
Also if anyone has moved or have a new mailing address, contact one of the board members so we can update your contact information.

New Parking Lot in Common Area Completed
The Sunset Bay POA board is very pleased to announce the new concrete road, parking lot, and sidewalk to the Sunset Bay members fishing pier is completed and open for use as of today 3/30/2012.
Garcia Brothers Construction out of Sinton was the selected contractor who installed the Parking area project and the quality of work is excellent. If anyone is needing concrete work or general construction work done, you can contact Joe Garcia (owner) at 361-765-3246.
This is the first improvement needed in the common area so property owners can have access and parking when wanting to go out on the fishing pier to fish and / or view the spectacular Sunrise and Sunsets.
Also Sunset Bay community members Tim and Rosa Raub are nearing completion of their new home at 107 Dockside Dr. and is a very welcomed sight of new home construction. We are so excited and can't wait until it is finished.
Everyone is doing much better this year getting their annual POA dues in. Please try to get these in as soon as possible if you have not sent in the dues payment yet.
Also the POA board is open to any suggestions to improvements so send these in by the POA email address so the board can review them.
We are looking forward to a very good summer here in the coastal bend area, so come on down and visit, there are so many things to do here in the Rockport area.
The local Jackrabbits were out by the parking lot and ducks were on the pond in the common area.

Sunset Bay POA - 2012 Annual Assessments and News
The Sunset Bay board has decided to extend the 2012 annual assessment due date two weeks from March 1, 2012 to March 15, 2012 due to the 2012 annual assessment invoices being mailed out later than intended and to make up for the short notice some property owners may receive. Most property owners should be receiving the assessment invoice about now. Some property owners have already sent in payments early. Please make every effort to mail in your 2012 annual assessment of $295.00 by March 15.
There is a Sunset Bay calendar card enclosed in each invoice, please note there is an error on the Sunset Bay mailing address zip code which should be "77903".
The board has approved a bid to construct a concrete parking area, concrete access road, and concrete walkway leading from the parking area to the entrance of the fishing pier as a needed improvement in the common area. Details are being finalized with the contractor now and should be starting work within a week. More information later.
Also we are excited to see a new home construction that is already in progress at 107 Dockside Dr. ( Blk 3, Lot 28 ) owned by Tim and Rosa Raub. It will be a very welcomed addition and sure that Tim and Rosa Raub are excited as well.

We are aware of HB 2761 that has passed recently by the Texas Legislature effecting all Texas property owner associations with some changes summarized below:

· Mandatory records retention policy for all Texas HOAs of over 14 lots
· Open access to records by written request
· Mandatory election for a new board, if an HOA fails to call a regular meeting
· Requires meetings be held in the same county as the HOA
· Establishes HOA cannot foreclose for fees owed for requests for records
· Eliminates certain rules which restrict voting rights and the right to run for the board of HOA’s
