WOW! What a surprise!!!


Hello everyone,
Made a trip down to Rockport this Saturday afternoon to check on the property at Sunset Bay and I am happy to say we have received some decent rain this past week. The area is now greening up and the pond in the common area is almost full.

Me and the family got out and were walking around our lot and had the biggest SURPRISE. We found a Texas Horned Lizard or what we usually call a "Horny Toad" here in Texas I could not believe it...I have not seen any of these critters since I was a kid in the first grade in Fort Stockton, Texas. Boy...I got pretty excited and told my daughter Tara that I know many adults that have never seen one of these in the wild. I ran and got my camera and took a few pictures of the guy before he ran off into a nearby bush. See the picture at top of this post.

We also saw a lot more jackrabbits out browsing around. We really enjoy watching them.

We are making progress on acquiring the community pier permit. The Corps of Engineers have approved the resolution from the developer on correcting the front drainage ditch easement and we are in the process of lining up some contractors to bid out the work on the drainage easement. Once the restoration work is complete on the drainage easement, it is to be inspected by the Corps of Engineers (COE). Once approved the COE will issue a letter of approval for the community pier permit. I will be posting updates on the blog regarding this item to keep everyone informed.

Maintenance Committee

Hello Everyone. My name is Joseph David Howard and I am one of the members of the maintenance committee. I visited the property on Saturday and can report that the irrigation is in working order and the trees at the entrance are rapidly coming back to life. Next weekend, I will visit the property and compile a list of Real Estate signs and attempt to make contact with the agents to notify them what the deed restrictions say and also what was commented on at the POA annual meeting. Enforcing the no sign policy will be tough, but at least the agents will be notified.

Update: Community Pier Permit

The resolution letter to bring the front drainage ditch within the boundaries of wetlands on the Sunset Bay addition into compliance is completed, signed by the developer, and has been turned in to the Corps of Engineers (COE) as of Friday, August 7.
Once the written Letter of Agreement on the restoration effort is approved and signed by all parties, the issuance of the community pier permit will proceed. The COE has indicated that the revised plans for the pier do address all of the issues raised during the public review process.
The site work for the restoration work on the drainage ditch concerned is to begin in September, 2009.
I have been informed that Sunset Bay addition should be receiving the community pier permit in the first part of September, 2009.
Until then keep checking the Sunset Bay website for updated information.

AUGUST 1ST MEETING OF THE POA

A great thanks to Kelly Flannigan and the board for a job well done--
1) continue to press for the pier with lighting--"build it and they will come"
2) impressive group of lot/home owners with good ideas
3) like idea about windshield stickers to identify our access to the areas
4) need to develop 1 to 3 year plan (projected time of more intensive building) ---- development of common area with POA funds--pavilion? plants?pond with fountain feature--since it is a runoff reservoir don't know if another water source is needed/probably so/look at it now? a nature trail that is wider and much nicer/the current one is indeed sad
5) deed restrictions--no real estate signs on unimproved property--depressing the area--
6) Kelly, you have the inside track to info on redfish camp following the passing of the owner--keep us advised--make it an historical monument due to its reputation similar to La Grange, Tx. --contact ZZ Top to make a song! anyhow good news hopefully down the line--
